Here is the inspection report on 1226.  Originally the Schoebels wanted an inspection to determine the cause of the musty odor they would smell in the house.  Unfortunately that does not seem to be the case as the inspection just confirmed a concern we were monitoring in that water was getting under the house as it has under 1224/1222/1220.  Coming on the back of the heavy rains we have had, it is not surprising to find standing water as the grass area in back has been a lake and we had to increase the time the existing sump pumps run.
A-Team is going to pump the water out and install a sump pump.  And we are going to look at installing more drains in the area behind the 4 houses similar to what we have installed in a couple of areas down by June Road, and in a couple of areas by Stuart and Festival, and a couple of areas in the center common area.
The Schoebels want the vapor barrier replaced, but the inspection report only recommends it as a new, clean vapor barrier would make it easy to detect evidence of standing water in the future (mud spots).  That does not make sense to me.  A-Team reported the barrier was in good shape.  But I leave it up to the board.
Whether the installation of a sump pump cures the musty smell, I am not sure.  We will need to reimburse the Schoebels $150 for the inspection.
At this stage, I suggest our next step regarding water under houses is to contact the experts at the City.  Something with the hydrology of the area has changed.

Here is a copy of the inspection report and pictures attached. Do I need to send a copy of this to Access also? I want to know what is going to be done to fix this, they do recommend removing and replacing the old vapor barrier so I want to know if that will be done too. A-1 will be here in the morning to pump it out and put in a sump pump but we want the vapor barrier replaced as well.
