Which carriers are willing to insure and which carriers are getting out of insuring condo complexes.

Rupert,
I don’t understand what you mean by “who is in and who is out.” But I do appreciate your effort to get clearer about our insurance coverage. It is a large expense worthy of attention. I think your idea about having a larger deductible is certainly worth pursuing.
It sounds like Rachel was going to try to get more information from our insurance agent. And I saw Cherie’s email about not submitting a claim for this current expense. So I guess we can wait for the next step.

I suppose the next question is what we can do to stay abreast of the insurance carrier situation as to who is in and who is out. And understand exactly what we are insured for. Is that something our agent is able to give us a periodic debriefing on? We seem to be on auto pilot right now and it seems we should be a little more knowledgeable about a $30k per year expenditure.
Thanks for all you help,
Rupert

Rupert,
I will check with the agent.
In my opinion given the current status of insurance and many carriers dropping or not renewing to their current clients, you need to be very judicious about filing a claim. If you are only looking to recoup $3,000.00 you may want to reconsider filing a claim. Many carriers are no longer insuring any Condos and definitely not insuring Condos that are 30 years old or more.
Perhaps you will want to talk amongst yourselves about this and get back to me.

Subject: VACNCA Insurance For Rot
Hi Rachel,
Scanning our insurance policy, it looks like we are covered for wet rot with a $10,000 deductible per unit. We spent $13,239.69 on rot repair to unit 1243. Could you check with our insurance agent as to whether we may file a claim for the damage, and at least recoup $3.239.69?
Thanks,
Rupert
