Thanks, Joann. I think it is time to start identifying a variety of experts. Who is Dave Campbell, what is his business call, and what is his contact info?
I was thinking for a special committee we could invite Christie Schoebel and Bill Donahue to participate. I'm thinking it would do some preliminary research and evaluation that would then help the board decide on a course of action.
Rachel, do you have a soil engineer or two that you would recommend we speak with? And do you know who may scope the storm drains for the houses that have a problem?
I think for cleaning out the ditch that directs water under Fuchsia Drive we could use A-Team.
I have not heard back from CoB storm water folks.
My major concern about all of this is that no one will be able to tell us why we suddenly have a problem, and an engineer is going to recommend a very extensive, and expensive, drain system. But that's just me
What does the board think?
Rupert

I have 44 years and real estate experience with just about everything. Dave Campbell is the absolute best person I have ever found to look at problems like this. So once we decide who’s responsible and etc., etc. then I suggest we call Dave to get his opinion, he has been in our complex before.

I wonder if she thought the inspection report automatically generated a work request. I file emails by unit number, and I have nothing from that date. I do not recall ever seeing anything from her on our monthly work order reports from Access. Rupert, I am sorry this has fallen on your shoulders. When I bought my unit in 2018, Larry Green and Larry Pollett took care of everything. I thought we were hiring Access to take over that kind of problem. Do we need a committee, or do we need to give up some control and let Access take care of work requests? If we set up a committee, who among our residents has the expertise we would need? I have experience with this type of problem having bought a new build in Ferndale that had a "lake" for a back yard. Fortunately, I had assistance from a friend who had golf course management experience. It took a French drain, a retaining wall and a sump pump to take care of my issues. I hope we don't need to go to that expense here, but we may. Unfortunately, my friend passed away a few years ago, so I have no one I can turn to for advice. Do we need a Board special meeting to discuss this in person? Cherie Cherie Thomas

The document does have some value as a reference point on the cost of services. But the problem is still that we have an owner complaining of a musty smell but no one actually identifying the smell and where it is coming from. It seems her husband does not smell it and it seems to go away. Rupert On Monday, October 28, 2024 at 01:45:14 PM PDT, Rachel Long <rachel at accessrealestateservices.com> wrote:

This work order request was received on September 20th and we were authorized to assign to A Team to have them go under the unit and see if they could identify any reason for a musty smell. They did go under and could not find any signs of any significant amount of water.

I remember when Larry Paulette was here that we instituted a inspection and we started and did the first five houses. But I don’t remember anything else sorry.

I do not remember seeing this. Is there any evidence that it was turned to Access as a work request?
Do we still have a copy of the Inspection that was done on all of the crawl spaces? I thought we talked about implementing a schedule this year, but nothing has happened so far that I know of. Perhaps that is what we should be looking at instead of their very specific inspection. PattyLiggett also had an inspection done after our general inspection. We might want to talk to her. I do remember that it had very expensive recommendations. Cherie
All,
I spoke at length with Christie and Klaus this morning. A-Team had been out to get the pump under the house working properly. The crawl space needs to be drained and then the sump pump installed.
Christie shared with me the attached proposal related to crawl space recommendations that was sent to access in July 2022. I don't remember this. Does anyone? Our lack of response is one of Christie's frustrations.
The proposal lists a deodorizer treatment. What I don't know is whether the contract actually detected mold or just provided an all-encompassing proposal.
Damp under the house seems to have been intermittent. Klaus has been under it several times when it was dry. Klaus' sense of smell is not as good as Christie's, and he has not located a source of the musty odor.
Once we get the crawl space drained and dry, we need to decide on replacing the vapor barrier. And whether we would pay for the treatment. My guess is this should be on our agenda for the next board meeting.
There are some other issues with the house. We need to cap a sprinkler in back by the deck. The space between the house and garage door floods due to roof line issues, and that area is actually the place where the house sits lowest, with a crawl space vent below the concrete level. And the paint is peeling in areas plus there is some rot above the garage door.
Rupert
